Once known primarily as a commuter suburb, it's now one of South London's most desirable postcodes — popular with young professionals and families alike, drawn by the combination of good Northern Line transport links, independent restaurants and bars, and some genuinely beautiful period housing.
Property prices in Balham sit comfortably above the South London average. Victorian terraces, Edwardian semis and 1930s houses dominate the residential stock, with a significant number of converted flats in larger period houses. New development has been relatively limited, which means the area retains its period character — but also means buyers need to be alert to the challenges that come with older properties.
Types of Property in Balham
Understanding the type of property you're buying in Balham is the first step in choosing the right survey:
- Victorian terraces (circa 1880–1900): The most common type. Typically two-storey with bay windows, chimney stacks and original timber joinery.
