If they dissent — or don't respond within 14 days — you'll need to appoint a surveyor (and so will they, though often the same "agreed surveyor" acts for both). The physical inspection typically takes between two and four hours for most residential properties, depending on size and condition. Larger or more complex properties may take longer.

For a Level 2 home survey, you'll normally receive your report within 3–5 working days. For a Level 3 building survey, which is much more detailed, allow 5–7 working days.
